I have lived and worked in the Black Hawk-Summerset-Piedmont area for 18 years now. I have been working the Summerset commercial area for the last 5 years as a real estate broker. I live on acreage between Black Hawk and Summerset and there is not a day that goes by that I don’t see a considerable amount of wildlife. The fresh air and great views abound! Did you know that there are about 6,000 residents that live in the combined Black Hawk, Summerset, and Piedmont areas? The combination of these three communities is a good-sized city in itself! We have experienced a few growing pains with the City of Summerset but overall the staff and mayor have proven to be a very positive experience when it comes to new growth. This NEW business activity has resulted in considerable commercial expansion along the I90 business corridor at Exit 48 between I90 and Sturgis Road such as Polaris Of The Black Hills, Cleary Building Co., Fox Den Storage, AMD, Black Hills Marine, Northwest Respiratory, General Dollar, O’Reilly Auto Parts as well as about 100 new apartments.

The residents of the area are screaming for new services to take care of their needs. Therefore, we are actively searching for a retail center developer, doctors of various variety to own and populate a medical center, a new hotel with a full-service restaurant, a micro-brew, or most any other type of service related business. The Foothills Area Chamber Of Commerce is friendly and quite active with a current membership base of 65 members. This is quite strong for a community of this size and we welcome any new business
Recently I listed two new properties to be built in the Summerset General Commercial area – one is a Medical Clinic and one is a Mechanics Shop. These are listed for sale “To Be Built” and will be started upon the negotiation and signing of a contract with the new owner. We also envision a new Retail Center to be located between the Medical Clinic on the north end and a new pad site on the south end, all facing high traffic counts along Sturgis Road. We believe all of these new properties hold great potential for the investor as well as their tenant.
Created to spur on commercial development the Meade County Commission recently revisited and reaffirmed their commitment to new growth by approving a 0% FOR 5 YEARS PROPERTY TAX ABATEMENT specific to commercial development – CALL ME FOR THE DETAILS! All of the new commercial business (including apartments) that were recently built in this area have taken advantage of this lucrative financial incentive that brings more profit to their bottom line.
GOED reported that Summerset was the fastest growing community in SD in year 2016 based on population and reported building permits. Additionally, we are in the infancy stage of creating a local Economic Development group specifically to promote this area. We have held multiple organizational meetings with representatives from the SD Governor’s Office of Economic Development, our local Meade County Commissioner, the City Mayor and the City Operations Manager. We are always open to new business.
